Michael (Mike) Puls is a veteran of the multi-family real estate industry with more than 30 years experience. He has worked on more than 600 projects in 80+ cities across 40 states. During this time, he has developed a methodology unique within the industry that evaluates the market from the macro-level down to the unit type and provides performance data and projections that developers, investors and lenders need to make informed decisions.
Mike is a well-respected and sought-after speaker at real estate industry events across the US. He is the President of Foley & Puls, a Dallas, TX based multi-family strategic market research firm that works with developers, owners, investors and lenders who seek real multi-family market intelligence.

About Mike Puls
For over 30 years, Mike has dedicated himself to studying and understanding the market drivers and indicators of the residential real estate industry. He began his career in single family construction with U.S. Home Corporation in 1978 as a Superintendent Trainee in Clearwater, FL and became Regional President in Chicago, IL in just 2 short years. After relocating to Dallas, TX, he began working in the multi-family industry as a developer and soon joined Murray Savings as a Vice President of Real Estate lending. While with Murray Savings, he closed over $xxmm in loans across the southeast and midwest and managed the development of a large, multi-use development in Cary, NC. After leaving Murray Savings, Mike joined a multi-family developer based in Tampa, FL and managed the development and operations of over xx units across the south and midwest.
Mike started Foley & Puls in 1989 to provide real estate developers, investors, lenders, and asset managers with the strategic market, product, and pricing intelligence to recognize and maximize the true potential of a multi-family real estate investment.
As President of Foley & Puls, Puls has established himself and his firm as recognized experts in strategic, multi-family real estate market intelligence. By leveraging his in-depth knowledge of the development process, he created a series of proprietary financial and statistical models to provide his clients with an intimate knowledge of the potential of each real estate investment.
